Godwitt Group and HDFC Capital, the real estate private equity arm of the HDFC Group, have launched an institutional workforce housing platform to develop, own and operate over 100,000 beds for industrial workers across India’s manufacturing hubs. The partnership was announced from Mumbai and Ahmedabad on October 8, 2026.

The platform will build professionally managed accommodation for frontline manufacturing and industrial workers across key manufacturing centres and industrial corridors. The venture aims to address long-standing gaps in worker housing that have driven high attrition and dented productivity in India’s manufacturing sector.

“Through our experience in industrial real estate development, we have witnessed firsthand the challenges employers face in providing quality housing for their workforce. Workforce attrition resulting from long commutes, inadequate accommodation and poor living conditions continues to impact operational efficiency across manufacturing clusters. This platform addresses a critical gap by developing professionally managed workforce housing, prioritising safety, hygiene and functional comfort,” said Nirav Kothary, Promoter, Godwitt Group.

The scale of the opportunity is significant. According to NITI Aayog, India will require approximately 25 million workforce housing beds over the next decade. The Government of India’s National Manufacturing Mission aims to lift manufacturing’s share of GDP to 25% by 2035 while creating 143 million jobs over the same period.

“Organised workforce housing for both men and women is an essential component of social infrastructure that enables workforce mobility, economic participation and inclusive industrial growth. Access to safe, dignified and quality housing is a fundamental human need and is critical to improving quality of life, promoting decent work, and creating more resilient and sustainable communities,” said Vipul Roongta, CEO, HDFC Capital.

HDFC Capital has previously backed rental housing platforms in the student living and senior living segments. Roongta positioned workforce housing as a natural extension of that strategy. “Through our partnership with Godwitt, we aim to build a scalable platform that expands access to quality workforce housing and strengthen India’s manufacturing ecosystem,” he added.

Karan Singh Sodi, Senior Managing Director, JLL India, said the partnership marks an important milestone for a sector that has historically operated through fragmented, informal arrangements. “There is a clear need for professionally managed workforce housing solutions that improve worker well-being and enhance productivity,” Sodi said.

The platform’s rollout will depend on land acquisition pace, regulatory approvals, and sustained demand from manufacturers willing to channel worker accommodation through institutional operators rather than ad hoc arrangements.
