Hyderabad hosts around 515 Global Capability Centres and is set to add 50 to 70 more within a year, according to a joint report by industry body FICCI and property consultancy Anarock, which credits the city’s talent pool and cost advantage for pulling in global firms.
The report, titled Hyderabad: The Rise of a Global Capability Powerhouse, was released at the FICCI India Next Growth Frontier conference in the city. It puts the number of GCCs in Hyderabad at roughly 515 as of March 2026, together employing more than 3 lakh people. That gives the city close to a fifth of India’s total GCC base, a shift the report frames as Hyderabad moving from a cyber city to a full-fledged capability hub.
The pipeline is sizeable. The report projects 50 to 70 new GCCs across technology, engineering, BFSI, life sciences, analytics, consulting and digital operations over the next year, and estimates the wider expansion could create more than 75,000 high-skilled jobs over three to five years. It also expects the surge to generate 8 to 12 million sq ft of additional office demand in that window, with flexible and managed workspace accounting for a further 2 to 3 million sq ft.
Leasing data underlines the momentum. Office space taken up by foreign firms setting up GCCs rose to 4.5 million sq ft in 2025 from 1.9 million sq ft in 2021, and crossed 3 million sq ft in the first half of 2026 alone. Hyderabad added more than 70 GCCs in FY25, the highest among the four cities the report compared.
“The sustained leasing momentum reflects the deepening of Hyderabad’s GCC ecosystem and the increasing preference of global enterprises to establish larger and more sophisticated operations in the city,” said Anuj Puri, Chairman, Anarock Group.
What’s changing isn’t just the count. The report notes GCC activity in Hyderabad has moved well beyond conventional IT and IT-enabled services into a multi-sector mix spanning BFSI, pharma and life sciences, semiconductors, aerospace and defence, automotive, healthcare, and media and sports technology. The functions housed there now include AI and machine learning, product development, cybersecurity, financial analytics, chip design, clinical data and embedded systems.
“Hyderabad’s GCC proposition is broadening well beyond conventional IT-ITeS functions,” said V V Rama Raju, Chairman, FICCI Telangana State Council.
Cost remains part of the draw. Hyderabad’s prime office rent of ₹95 to 115 per sq ft a month sits below Bengaluru and competes with Pune, according to the report, with the western corridor of HITEC City, Gachibowli, Financial District and Kokapet expected to anchor the next phase of commercial expansion.
