Accenture has leased over 600,000 square feet of office space at Phoenix Millennium Towers in Baner, Pune, where it plans to set up a new global capability centre (GCC), in one of the largest office leasing transactions in India this year.
The space is spread across nine floors of the Grade A development and has been signed on a 15-year lease, with total rental commitment estimated at over ₹325.37 crore. Phase I of the lease accounts for ₹194.16 crore, while Phase II contributes ₹131.21 crore, according to ET Realty data first reported by Pune Pulse and Big Info. Occupancy is scheduled in two phases, with full completion targeted by June 2026.
Accenture has not issued a separate public statement on the deal, but sources cited in the reporting indicated that the move is part of the company’s broader strategy of expanding its operational footprint in India while consolidating teams into a unified campus. Bringing multiple functions under one roof is expected to improve scalability and coordination across business units. The Pune GCC will sit alongside Accenture’s existing offices in Hinjewadi, Magarpatta City, and Phursungi, deepening its presence in a city that already serves as one of its largest delivery hubs in the country.
Phoenix Millennium Towers, located in Baner, is a Grade A mixed-use development that already houses global occupiers including MUFG Bank, Baker Hughes, and Clean Harbours. The location places Accenture in Pune’s western corridor, covering Baner, Balewadi, and Wakad, an area that has emerged as the city’s fastest-growing office submarket on the back of strong talent availability and improved connectivity.
Specifics on headcount, function mix, and the leadership team for the new Pune GCC have not yet been disclosed. Recruitment activity, lease occupancy progress, and any formal company announcement in the coming weeks will be the key markers to watch.
